Real Estate has dropped so low in Phoenix in some areas, that the $125k to $175k price range is now actually deluged with multiple offers.

The Phoenix City Council approved the proposed Arts, Culture & Small Business Overlay on Wednesday evening.  This is good news for Downtown and surrounding neighborhoods in terms of paving the way for Art Galleries, Coffee Shops, and a variety of other businesses who want to open retail locations in existing small homes & older buildings.  The overlay will further stimulate the Arts & creative establishments springing up in our older downtown neighborhoods by allowing these uses in properties currently zoned R-5, while not imposing the normal parking and other requirements placed on retail establishments in suburban settings.

The Phoenix City Council will meet Wednesday, April 2nd at 5 PM to decide whether or not to adopt the proposed Arts, Culture & Small Business Overlay for the Downtown Phoenix area.  This overlay is a very important step in making the adaptive re-use of older buildings feasible and in helping to foster the opening of more Restaurants, Art Galleries and other small businesses in older homes. 

Please try and show up for this meeting and let the City Council know that you think this is a good thing for Downtown Phoenix! 

The City Council Chambers are located at 200 W Jefferson in the funny looking round building.

Organizers of the Coronado Historic Neighborhood Home Tour, taking place this coming Sunday, March 30th, have added a new twist to this year's Tour, involving the businesses on 7th St in the Historic District.  Read the very interesting details below. 

On Sunday March 30th, businesses located on 7th Street from Virginia to Palm are going to be open to serve people coming into the Coronado Neighborhood for its annual tour of historic homes. In preparation for the event the merchants have scheduled wine tastings, music, food and drink specials for Home Tour attendees, family entertainment, and even locally grown produce stands. A special twist is that neighborhood volunteers, resident artists, and local students will "paint" the sidewalk on the east side of Seventh Street with chalk on Saturday March 29th, the day before the event, adding art to the list of attractions. Sunday on Seventh will go into the night, culminating with band performances on its main stage at Camelback Contractors from 4 to 8 pm.

Windsor Square Home and Garden Tour gives enthusiasts a look at unique architectural styles in homes that date back more than 75 years. From modern to traditional, attendees will see firsthand interior decorating ideas and unique approaches to the outdoors.

This year's Home and Garden Tour features a special look at how people live in these historic homes. Each home will feature a room or garden area decorated by professional designers with a themed special event. Themes will range from a cocktail party to a birthday celebration to a garden party.

During the self-guided walking tour, participants will be also be able to explore fine arts and crafts from street vendors, enjoy delicious foods and hear live music.

The 260-home Historic District, bordered by Central Avenue and Seventh Street, Pasadena Avenue and Oregon Avenue, was considered the first suburb of Phoenix. Started in 1929, the curvy development with charming homes was created during a time where the population of Phoenix was 70,000 people and the trolley line ended at Thomas Road.
